The purchase of an apartment can be financed from own funds or through a combination of own funds and a mortgage, in accordance with the payment schedules listed below. Mortgage financing is provided exclusively by HYPOASISTENT s.r.o.

BASIC Payment Plan
- 20% after signing of the agreement on future purchase contract
- 15% after completion of load-bearing structures
- 15% after completion of the building shell
- 35% after completion of plastering in the unit
- 15% after occupation approval
HYPO Payment Plan
- 20% after signing of the agreement on future purchase contract
- 30% after completion of the building shell and registration of the owner’s declaration for the units under construction
- 35% after completion of plastering in the unit
- 15% after occupation approval
INDIVIDUAL Payment Plan*
- 20% after signing of the agreement on future purchase contract
- 80% after occupation approval
* In the case of the INDIVIDUAL payment plan, the final purchase price incl. VAT is increased.
Purchase process
A sales agent will present the project, location, and range of properties to you and offer you the chance to make a verbal reservation for a few days so that you can carefully consider the parameters of the purchase.
If it is better for you to conclude a reservation contract first, this is possible, for example, if you are investigating the possibility of obtaining mortgage financing.
The AoFPC already defines in detail the conditions under which the Purchase Contract will be concluded between the buyer and the seller in the future. A specimen of the Future Contract is annexed to the AoFPC. The AoFPC is concluded according to the type of financing in the CASH or HYPO variant.
Based on the AoFPC and the advance paid on the purchase price, the buyer proceeds to choose from the range of standard elements or can make client changes through our contractual partner ProBydlení.
At an advanced stage of construction, when safety rules, in particular, allow it, we will enable you to inspect the apartment. The inspection serves mainly to check the condition and record any defects and shortcomings so that they are ideally rectified by the handover date.
We invite the client in writing to conclude the Purchase Contract based on the fulfilment of the conditions set out in the AoFPC. We then file the purchase contract with the land registry office. The ownership right will be entered after the protective 21-day period at the earliest.
We will invite you to accept the unit together with its appurtenances within a specified period of time after you have signed the Purchase Contract and paid the purchase price in full.
